Bond

Your Bond will be lodged with the Residential Tenancies Bond Authority (RTBA). The bond is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the property is left in as close as possible the same condition as when the Tenancy Agreement commenced and there are no monies owing.

Condition Report

Upon signing your lease, you will be given a condition report. We ask that you check this thoroughly and add any additional comments you see fit. Please sign the front page and return the original copy to our office within 3 working days of receiving the report, retaining the carbon copy for your records. On vacating, a Vertical Living agent and the previous tenant will have completed an Outgoing Condition Report.

Periodic Inspections

During the course of your tenancy, the premises will be inspected periodically by your Property Manager at a frequency in accordance with the landlords management agreement. You will be notified of this period.

Our office will contact you in advance to make arrangements for a mutually convenient time. Both yourself and the landlord will be notified of any issues.

Property Keys

Vertical Property retains a duplicate key to all properties for emergency access, maintenance to be carried out and routine inspections. Under special circumstances and upon producing identification, the keys can be borrowed during office hours, but must be returned within twenty-four (24) hours. This service is not available out of office hours or on public holidays.

It would therefore be advisable that you also make private arrangements regarding the location of a spare key for your convenience. Please note that should a locksmith be required, this will be at your expense.
