房屋租赁


押金

您的押金将由住宅租赁管理局监管。监管机构会保证您押金的安全,在任何情况下不会让它受损。当您准备离开现在住所时,您的押金将按照之前所签署的租赁合同中所提到的返还时间,及时返还给您。

房屋现状报告

当您签署租赁合同后,您将会受到一份房屋现状报告。我们将核实您的房屋现状,同时也会询问您对房屋内置的相关意见。请您在报告的第一页签字,并把报告原件在三个工作日内邮寄给我们。我们会给您一份复印件,希望您自己保存好。在您假期离开时,公司租赁代理和租户需要完成一份外出情况报告。

租赁房屋监管

在您租住房屋其间,我们的房屋管理者将会对您的租住情况进行监管,并将您的情况告诉业主,这样做依据业主管理协议。所以在这段时间,您将会收到关于房屋状况监管通知。

我们将会提前和您取得联系,以便确认您的时间。如果房屋出现任何问题,我们会及时通知您和业主。

房屋钥匙

公司会复刻一把钥匙,以用来防止突发状况的发生时,可以进入到房间内,同时也方便对房屋的日常检查。在极特殊情况下,房屋钥匙可以在上班时间被借用,但是在24小时之内必须归还回公司。当然,在公共节假日和休息日期间除外。

如果出于您自身方便而言,您对钥匙有私人安排,我们表示充分尊重。但是,这期间,如果您需要锁匠,那这部分费用由您自己承担。

Your Bond will be lodged with the Residential Tenancies Bond Authority (RTBA). The bond is held as security against any damage or undue wear and tear. Upon signing your lease, you will be given a condition report. We ask that you check this thoroughly and add any additional comments you see fit. Please sign the front page and return the original copy to our office within 3 working days of receiving the report, retaining the carbon copy for your records. On vacating, a Vertical Living agent and the previous tenant will have completed an Outgoing Condition Report.

Periodic Inspections

During the course of your tenancy, the premises will be inspected periodically by your Property Manager at a frequency in accordance with the landlords management agreement. You will be notified of this period.

Our office will contact you in advance to make arrangements for a mutually convenient time. Both yourself and the landlord will be notified of any issues.

Property Keys

Vertical Property retains a duplicate key to all properties for emergency access, maintenance to be carried out and routine inspections. Under special circumstances and upon producing identification, the keys can be borrowed during office hours, but must be returned within twenty-four (24) hours. This service is not available out of office hours or on public holidays.

It would therefore be advisable that you also make private arrangements regarding the location of a spare key for your convenience. Please note that should a locksmith be required, this will be at your expense.
